SWISS PROPERTY / MANAGED DATA

Homegate
property data.

Local detail.
A clearer market view.

Rental and sale listing data shaped for Swiss property research. Keep prices, rooms, locations and changing offers connected to their source.

RESEARCH THAT KEEPS THE LOCAL DETAIL

Understand the offer.
Compare the market.

Build a defined view of Swiss property supply by municipality, postcode and property category. Work from comparable offers, not a spreadsheet of disconnected prices.

Benchmark rental offers

Compare advertised rents with expenses, room counts, living space and availability. Keep furnished stays, rooms and whole homes in their own segments.

Research sale inventory

Study asking prices by location and property type. Retain living area, plot area and separately priced extras where available.

Track observed changes

Follow price revisions and listing presence over agreed refreshes. Keep dated evidence and collection quality beside each movement.

A DATA MODEL WITH CONTEXT

Rent. Buy. Monitor.
Keep the meaning.

Explore a researched rental reference and proposed sale and monitoring structures. Each example makes its evidence and missing values explicit.

The rent, not just a price.

Selected facts from one public Zurich listing reference, checked during research. Net rent, additional expenses and the advertised total stay separate.

rent / currency / period
Keep net rent, expenses and the advertised total in CHF, with the payment period.
rooms / living_area
Preserve the source room count and square metres. Rooms are not a bedroom count.
location / availability
Keep postcode as text and preserve the original availability label alongside a parsed date.
listing_id / provenance
Link each record back to its source and distinguish a research reference from a live observation.

Research reference. Current price and availability are not verified.

This reference was reviewed through a web research tool; direct browser access required verification. It is not a successful production scrape or a live availability check. Listing photos and advertiser contacts are excluded.

Field research: Zurich rental listings and sale listings. Coverage, fields and reuse are agreed per project, not inferred from one example.

SWISS DETAILS. STRUCTURED CORRECTLY.

Small differences.
Better comparisons.

The useful work happens between the source and your analysis: preserving local conventions, separating unlike measures and keeping uncertainty visible.

Net, expenses and total
Keep rent components and payment periods separate. An unknown expense is not zero, and a weekly offer is not a monthly comparable.
Rooms and square metres
Preserve decimal room counts without converting them into bedrooms. Keep living space, usable space and plot area distinct.
Local language, stable fields
Retain original labels and source language. Normalize dates, currency and units without silently translating away important qualifications.
Adverts are not unique homes
Use listing IDs for advert history. A shared postcode, building address or translated description is not enough to merge two properties.

FROM YOUR BRIEF TO A MAINTAINED DATASET

Agree the scope.
Then build the feed.

A focused pilot establishes access, useful fields and quality before collection expands. Refreshes follow the coverage and schedule agreed for your research.

  1. 01 / VALIDATE

    Start with your market

Define municipalities or regions, rent or buy, categories and intended use. Review permissions, a suitable licensed source or authorized exports first.

  2. 02 / STRUCTURE

    Keep useful evidence

Normalize agreed fields, retain raw labels and validate currency, area and identity. Deduplicate before adding detail-page enrichment.

  3. 03 / DELIVER

    Refresh with confidence

Receive JSON, CSV, TSV or an agreed API feed. Retain timestamps, missing-field flags and run quality so an incomplete collection cannot look like a market change.

Homegate's terms restrict systematic extraction and reuse of marketplace content. Production collection requires an appropriate authorized route and agreed usage rights; public visibility is not permission to republish advertisements. Read Homegate's terms.

Working across many different websites?

Our self-service Scraping API handles individual public pages as a separate workflow. Content-only requests do not use AI. CAPTCHA or login bypass is not included, and this page does not grant Homegate access.

BEFORE COLLECTION BEGINS

The practical
data questions.

How do you keep net rent and total rent comparable?

We retain net rent, additional expenses, the advertised total and payment period as separate fields when supplied. Missing expenses remain unknown, not zero. Weekly furnished offers are not mixed into monthly comparisons without an explicit, documented conversion.

Does a 3.5-room listing mean 3.5 bedrooms?

No. The room count is preserved as published, including decimals. Bedrooms are a separate field and stay unknown unless explicitly established. We do not infer a floor plan or sleeping capacity from the headline room count.

Can you compare sale prices per square metre?

Only with a compatible price and area basis. Living space, usable space and plot area stay separate. Parking or other extras are not silently included. Any calculated metric is labelled as derived, with its inputs retained; it is not a source-reported valuation.

How are German, French, Italian and English listings handled?

We preserve source language and original field labels, then normalize the agreed structured fields. An English site interface does not guarantee an English advert. Translation or AI enrichment can be scoped separately and never replaces the original evidence.

Can one postcode or address identify a unique home?

No. Postcodes are stored as text, and geographic labels are retained without inventing an exact address. Multiple units can share a building. Listing IDs identify adverts; cross-advert or cross-platform property matching requires separate rules and review.

What does a missing or relisted advert mean?

We track retrieval status and search scope before classifying a change. A failed page or incomplete run is not a removal. First seen and last seen describe our observations, not the original marketing period, and disappearance does not confirm a sale or tenancy.

Does this include TenantPlus or personal applicant information?

No. The proposed service excludes private applicant profiles, login-only material, advertiser contact harvesting and restricted documents. Access and reuse rights are reviewed before production work. The checked reference is not proof of a licensed Homegate feed or unrestricted automated access.

How are coverage, refresh frequency and cost agreed?

We first review regions, categories, required fields and the permitted access route. A representative pilot establishes usable-record quality and operational cost. We deduplicate before enrichment and scope refresh frequency around your needs; nationwide completeness and a fixed lowest price are not assumed.

Projects are accepted individually, subject to feasibility and available capacity. An enquiry does not reserve a solution or confirm delivery. Pricing and terms are agreed directly with our team.

A real person reviews your brief. This form does not start paid collection.

ScrapingBuddy is independent and is not affiliated with Homegate or SMG Swiss Marketplace Group. The hero is an invented illustrative scene, not a listing photo. The rental reference is dated research, not a live feed; sale and monitoring examples are proposed schemas. Coverage and permitted use require project review.
