PROPERTY INTELLIGENCE / MANAGED DATA

PropertyGuru
listing data.

Every listing.
The context that matters.

Make sale and rental records useful for research, with asking prices, property attributes and dated observations shaped around your market.

A CLEARER VIEW OF YOUR MARKET

Compare the right homes.
Follow the right signals.

Work from a defined country, location and property segment. Keep the source details that make one offer comparable to another.

Research sale inventory

Organize adverts by development, location, property type, tenure and asking price. Separate listing supply from completed transactions.

Compare rental offers

Keep monthly rent, room or whole-unit scope, furnishing and available-from details together. Avoid comparing unlike offers as one market.

Monitor listing changes

Follow validated price or status movements across repeat observations. Preserve the evidence behind a change, not just its latest value.

FROM LISTING TO STRUCTURED RECORD

Sale. Rental. Change.
One useful dataset.

Start with a checked Singapore sale snapshot, then explore proposed rental and monitoring structures. Evidence is identified for each example.

A listing, with its price context.

Selected factual fields checked on a public Singapore search card. This is one dated observation, not current inventory or a native API response.

listing_id / development
Identify the advert separately from its building or development.
asking_price / published_psf
Retain the advertised total and per-square-foot figure without treating either as a transaction price.
area / tenure
Keep the stated area and unit. A tenure label does not reveal the remaining lease.
source / observation
Keep the listing URL, the page where it was seen and the observation date.

Dated snapshot. Prices and availability may have changed.

The card did not explicitly identify the area basis. It remains null. Agent contact details, photos and advertising copy are not reproduced. Values may have changed since observation.

Final fields depend on permitted access and source availability. Other markets, development-level enrichment, transport context and agent attribution are scoped separately.

THE DETAIL BEHIND THE NUMBER

Useful comparisons
start with context.

A clean dataset should keep the meaning of the source. We preserve original labels alongside normalized values, and flag uncertainty rather than fill gaps with guesses.

Asking price is not a sale price
Keep the currency and offer basis. An advertised sale price, a monthly rent and a recorded transaction are different measures.
Floor area is not land area
Preserve separate measurements with their units. Published PSF and calculated PSF stay distinct, especially when the area basis is unclear.
A listing date is not a property history
Retain observation time, source-listed date and built or expected-completion labels separately. A tenure label alone does not establish the remaining lease.
A development is not a single unit
Keep listing IDs and project names separate. Multiple adverts may describe different homes or potentially the same home; a name match alone is not enough.

SCOPED COLLECTION. MAINTAINED DELIVERY.

From an agreed market
to your next refresh.

Start small enough to validate access and quality. Expand coverage only when the fields, cost and delivery expectations are clear.

  1. 01 / SCOPE

    Validate representative pages

Agree country, filters, property categories and intended use. Confirm the authorized access route and sample quality before scheduling collection.

  2. 02 / STRUCTURE

    Enrich only what you need

Use suitable listing-level fields first. Deduplicate adverts before detail requests, retain raw labels and check price, unit and identity consistency.

  3. 03 / DELIVER

    Keep each refresh accountable

Receive JSON, CSV, TSV or an agreed API feed, with observation history and quality reporting. Incomplete runs remain visible instead of becoming false removals.

PropertyGuru Singapore's policies restrict unauthorized automated collection and reuse of its content. We review permission or a suitable licensed route before production collection; a public page does not grant republication rights. Acceptable Use Policy · Terms of Service

Need individual public pages across different websites?

Our self-service Scraping API is a separate workflow. Content-only requests do not use AI. CAPTCHA or login bypass is not included, and it is not a pre-authorized PropertyGuru feed.

BEFORE YOU SCALE

The questions that
protect data quality.

Does a Singapore sample establish coverage in other countries?

No. Country domains, currencies, property categories, language and access rules are scoped separately. The checked example is from PropertyGuru Singapore only. We validate representative URLs for each requested market before agreeing coverage.

How do you prevent misleading price-per-square-foot comparisons?

Keep the published PSF alongside the asking price, currency and area units. Floor and land area are separate. We only calculate a derived PSF when the denominator is established, label it as calculated, and flag discrepancies rather than overwrite the source value.

Can room rentals and whole-unit offers share a dataset?

Yes, with an explicit rental-scope field and a payment period. Unclear offers stay unclassified until reviewed. Comparisons can then exclude rooms, short stays or unknown periods instead of mixing unlike prices.

Does a 99-year tenure label tell me how much lease remains?

No. The original tenure and remaining lease are different concepts. A remaining-lease calculation needs a reliable lease commencement date and an agreed reference date. A construction year or advert date is not a substitute.

How do you handle duplicate adverts and refreshed listings?

Keep source listing IDs first. A development name alone cannot identify a particular unit. Potential duplicates or relistings need additional evidence and a confidence flag. A refreshed advert does not automatically reset the age of the property or prove new supply.

Does a disappeared listing mean the property sold or rented?

No. Search filters, page limits, access failures and withdrawn adverts can all change the result set. We retain retrieval status and observation history, and require explicit evidence before assigning a transaction outcome.

Are agent details, photos and republication rights included?

Not by default. Permitted attribution and media references must be scoped separately. Public visibility does not grant reuse or marketing rights. We do not request AgentNet credentials or promise to unlock private contact data, and review intended storage and redistribution before delivery.

What drives refresh cost and delivery frequency?

Coverage, useful records per request, permitted access, detail enrichment and validation affect cost. We start with the minimum fields and representative pages, deduplicate before enrichment, and measure cost per usable record. A one-page observation does not establish a production price or unlimited coverage.
